Project brief

The first step of any project is with us getting a comprehensive brief from you, highlighting exactly what you want and what you need for the project, and discussing the options you have available to you. You may prefer modern contemporary designs, traditional or barn styles, but whatever your preference we will create the design to suit you.

At CK Architectural our staff are constantly updating their knowledge of construction methods to ensure the finish is to the highest standards and the house runs economically. We have an excellent architectural knowledge of sustainable living, eco-friendly, renewable energy, fuel conservation, rainwater harvesting, solar power storage, ground source heating, etc, to provide you with all of the options before making your decision.

We will provide the things you know you want and advise on other options and ideas to bring everything together as your perfect home.

Feasibility study

For a small fee, we make all the necessary enquiries to your local planning authority and produce a comprehensive feasibility report. Once we have established that your desired new home can be obtained, the project design can begin.

We will sit with you and develop a project brief to discover exactly what you will need to get the best living standard from your new build or self-build site and budget. We present you with various design options based around your brief and discuss all of the options available to you. We will then complete the design with you and from there we can take it through the planning process, building regulations and even project manage the build for you if required.

Our designs can be produced in rendered 3D and even as a walk-through of your designed home before you make your final decisions.

Pre-planning application advice

When you are happy with the feasibility report, we will then move forward and produce a concept design. This will be based around the Project Brief and in line with the Feasibility Study.

Again, at this stage in the process, we want to keep you fully informed of what you can achieve for the budget and space you have available.

Once you are happy with the outline design, we can submit a pre-application on your behalf to the local authority planning department where we will then gain a full list of reasons for and against developing on the site.  Also, at this stage, we will receive a full list of requirements and or restrictions so that we can submit your full planning application.

Full planning applications

When the positive pre-application list is received, we can then develop your design with you. All necessary requirements will be considered from plot size down to the lighting and parking.  Your new build or self-build home(s) can then be designed with detailing that ensures you reach the maximum potential for both value and environment.

Once the design is approved, we will then take care of any 3rd party requirements (heritage, design access etc.) before we submit the application.   CK Architectural will work with you and your planning officers throughout the whole process and take care of any amendments needed for you to gain approval.

Building Regulations

After all planning processes are completed and requirements have been met, the next stage of building a new house is with building regulations. These drawings are to ensure your property is in line with UK legal requirements for quality, materials, efficiency, and safety, and are essential to be able to build.

We’re experts in building regulations drawings, working with local councils in Hull and East Yorkshire as well as working with private building inspectors too, ensuring you have every option open to you and your project.

Using our building regulations drawings, you can then tender your build and get accurate quotations from builders for them to begin working on bringing your project to life.

Full Project Management

As well as carrying out the entire architectural process for your new build or self build property, just like with all of our services, we also offer a complete project management service to bring your build to life in the most cost-effective, high quality and stress free way possible.

We work with you to select the perfect builder for your project, before working with both parties to ensure an accurate and fair contract is in place protecting both parties interests, enabling a successful build to take place.

We then act as your sole point of contact, ensuring you have any issues you may find ironed out professionally without any risk. We also perform regular meeting and site inspections to ensure the entire process is only of the highest quality without problems or delays.
